Purpose

The Building Supervisor supports the Building Manager in overseeing daily operations, ensuring the property is maintained to the highest standards while providing a safe, efficient, and well-presented environment for all occupants and visitors.

 

Primary Responsibilities

  • Maintain a high standard of building condition, ensuring regular inspections of gardens, grounds, and common areas, and reporting any issues promptly for resolution
  • Support the Building Manager by attending to property audits, updating registers, preparing reports, and liaising with contractors to ensure smooth operations and compliance with safety, security, and property procedures
  • Ensure all team members are trained in fire, emergency, and security procedures, and maintain up-to-date documentation for property compliance, including contractor logs, maintenance registers, and the building register
  • Manage car park operations, including maintaining the daily visitor log and monitoring access to ensure efficient and secure use of the facility
  • Oversee the receipt, sorting, and delivery of mail and parcels, ensuring strict adherence to privacy and security standards
  • Handle all key-related tasks, including managing keys for residents, contractors, and managing agents, maintaining a secure key log, and ensuring confidentiality at all times
  • Address resident, guest, or owner complaints promptly and courteously, ensuring resolution and maintaining high customer satisfaction
  • Foster strong, professional relationships with unit owners and residents by providing exceptional service and maintaining open communication channels
  • Ensure seamless shift transitions by providing clear and accurate handovers, outlining any ongoing or upcoming requirements for the next shift

 

Skills and Experience

  • Strong verbal and written communication skills, with the ability to effectively engage with stakeholders at all levels
  • Proficiency in Microsoft Office software and familiarity with its applications for daily operations
  • Previous experience in a strata-based environment is desirable, with a solid understanding of related processes
  • Ability to navigate complex stakeholder relationships and environments, demonstrating diplomacy and effective problem-solving
  • Proven experience in coaching, mentoring, and inspiring teams to drive performance and development
  • Strong time management skills, with the ability to multitask and handle competing priorities efficiently
